House Rules T2 Properties housing specialist in association with Airbnb operates through honest ownership, corporate leasing, or property management of hotel-like condominiums, apartments, and town homes within residential complexes.
1. Smoking Policy > Smoking is strictly prohibited inside the unit. > Smoking is allowed only on the patio. > A $500 fee will be charged if any indication of smoking is detected inside the suite.
2. Rooftop Access Prohibited > For your safety and the safety of others, access to the rooftop is strictly prohibited. The rooftop area lacks safety fencing or protective barriers, making it unsuitable and unsafe for use. Liability Disclaimer > T2 Properties is not responsible for any injuries, accidents, or damages resulting from unauthorized access to the rooftop. Guests who violate this policy and access the rooftop will be held personally liable for any resulting incidents. > Unauthorized rooftop access is considered a violation of the house rules. Such actions may result in immediate removal from the property without refund and additional charges for any damages caused.
3. Pet Policy > No pets over 50 pounds are allowed unless otherwise agreed upon before check-in. > Additional fees may apply for approved pets. > Ensure your pet does not cause a disturbance to long-term neighbors, as complaints, depending on severity, could result in removal from the suite.
4. Maintenance of Property > Guests are expected to maintain the property and its contents in good condition. > T2 Properties reserves the right to charge guests for the full cost of replacement or repair for any damages caused during their stay. > An inspection will take place upon guests' departure, after which your security deposit will be returned, provided the unit is in good condition. > For maintenance requests feel free to reach out via Airbnb messenger.
5. Key Replacement > Do not lose the key, as replacing it involves significant inconvenience. >A $250 fee will be charged for key replacement.
6. Quiet Hours > To ensure a peaceful environment, please keep noise to a minimum between 9:00 PM and 7:00 AM.
7. Parking Policy > The neighborhood at 3535 Market Street provides ample free residential parking availability. > Street Sweeping in front of the building occurs every Friday between 12:00 PM and 1:00 PM. Guests are responsible for ensuring their vehicles are moved during this time. > T2 Properties is not responsible for any parking tickets or violations incurred during your stay. It is the guest’s responsibility to adhere to all local parking regulations.
8. Trash Pickup > Trash pickup occurs on Tuesday mornings. Please ensure your trash is placed in the bins near the garage the night before to avoid missed collection.
